Water heaters are one of the most overlooked maintenance items in the home. To maintain a healthy water heater you should have an annual maintenance performed on it. This includes the draining of the water heater to remove sediment that has settled in the bottom, checking elements to ensure that there is no buildup of foreign debris, check and set the temperature, check the pop off valve and check and replace, if necessary, the most overlooked item of a water heater, the anode rod. The anode rod in a water heater is a consumable item in most water heaters. A lot of older water heaters, in the market today, have a pop off valve that leaks, even after being replaced. Most of the time this is due to changes to the city water supply with back flow prevention devices being installed and water pressures. Heated water expands in the tank and has to be released somewhere, either in the lines or into an expansion tank. Older installed water heaters do not have expansion tanks installed in line so the expanding water will release thru the pop off valve. The remedy to this is install an expansion tank inline of the water supply. Expansion tanks are now code required in most city and county’s |
